Do You Live in an Apartment? Know Whether You Can Access Satellite Internet Before You Buy
People who live in apartments, townhomes, etc. run by a property management company, managed by an HOA, or governed by a covenant may be able to buy satellite Internet service. The orientation of your residence and other rules may affect whether you can access satellite Internet. If you live in an apartment, condo, etc., however, the FCC (Federal Communications Commission) has rules in effect that protect your right to install an antenna.
“Restrictions that impair the installation, maintenance, or use of antennas used to receive video programming”* are prohibited according to the FCC. Two-way Internet satellite dishes are specifically mentioned in this rule.

Know the Meaning of Exclusive Use
The FCC explains that exclusive use, or the part of your property that solely belongs to you (e.g., balcony, terrace, deck, or patio), is protected under this rule, which means you can buy satellite Internet and install an Internet satellite in your exclusive-use area. It’s because you use this area to the exclusion of other residents that makes this possible.
Don’t question exclusive use just because your apartment management company can come into your apartment for repairs and can enforce rules such as no barbecue grills on patios. They still cannot prevent you from having a satellite dish. According to the FCC, it just plain doesn’t matter. The deck or patio belonging to your unit is definitely exclusive. This means you can enjoy high speed satellite Internet availability on your outdoor space.
Definition of Common Areas
HOAs or property management companies can prohibit the installation of satellite dishes in common areas (roofs, common yards, etc.) You are also not allowed to drill holes on any shared or exterior walls of your unit. Such areas are considered common areas. However, installations that extend from a balcony or patio into an area designated as common are not allowed under this rule. You’ll need to make sure that you keep your high-speed Internet satellite installation only in your exclusive use areas.

Exclusive-Use Property Must Face South
All rules and FCC policies aside, if your exclusive property does not face the southern sky, then you may not have high speed satellite Internet access. This is because the Internet satellite dish must face south in order to communicate with the orbiting satellite.
